Commercial carpet cleaning cost calculator
Pick a cleaning method, enter your carpeted square feet and see an estimated range for one visit, then book a free walkthrough to turn that range into a written quote.
Estimate one visit in under a minute
Budget season, a lease turnover or a board asking for numbers: sooner or later every facility manager needs a carpet cleaning figure before anyone has walked the building. This calculator gives you a sensible starting range for a single cleaning visit, based on the two things that shape the job most at the outset: the method and the amount of carpet.
The range you see covers one visit to the area you entered. When you are happy with it, the button under the result sends your picks along with a quote request, so the walkthrough starts from the same numbers you are already looking at.
The two inputs: service and carpeted square feet
Service needed offers our two core methods. Hot-water carpet extraction is the deep, restoring clean that flushes soil and residue from the base of the pile. Low-moisture encapsulation is the fast interim clean that crystallizes soil so the next vacuuming carries it away, and rooms go back into use quickly. Switch between the two to see how the method changes the estimate.
Carpeted square feet is the floor area that actually has carpet or carpet tile on it. Leave out hard-floor rooms, restrooms and anything you would not book for cleaning. A floor plan with room dimensions works well, and so does the carpet figure from your last installation or lease documents. If you only want lanes and entrances done, enter just those areas and the estimate follows.
Why small areas show a minimum
Every visit carries the same setup no matter how little carpet is involved: loading equipment, protecting doorways and corners, and leaving the space ready for the morning. For that reason the calculator applies a minimum job charge, and a single small room will show the same figure as a slightly larger one. As the area grows, the job works more efficiently, so the estimate rises more slowly than the square footage does.
If your building has several small carpeted rooms, book them together on one visit. A combined area makes better use of the crew’s time than separate small jobs spread across the month.
What moves a real quote up or down
The calculator knows your method and your size. The walkthrough adds everything a number on a screen cannot see:
- How much soil the carpet holds, and whether traffic lanes have grayed past what one visit brings back
- The number and kind of spots, from coffee drips to older stains that need their own treatment
- Furniture that has to be moved, and rooms crowded with desks or chairs
- Access: stairs, elevators, distance from parking and where water can be drawn
- The working window, since evening and weekend visits are planned around your hours
- How often the work repeats, and whether entrance mats or carpet protector join the visit
Each of these can shift a quote in either direction, which is why the estimate is a range and the written quote is a single, area-by-area figure.
Choosing which method to estimate
If you are not sure which service to pick, run both. Extraction fits carpet that has not had a deep clean in a long while, or areas where soil has built up at the base of the pile. Encapsulation suits carpet that is already on a schedule and needs to stay bright between deep cleans, especially in rooms that cannot sit empty for long. Our guide to cleaning methods compared walks through the tradeoffs in more depth.
Carpet still covered by a manufacturer warranty needs one more check before you pick a service: open the warranty’s maintenance section. What it allows varies from one manufacturer and product to the next, and some documents are blunt. Interface, for one, names hot-water extraction as its sole restorative method and says rotary or bonnet cleaning can void the warranty. Bring that section to the walkthrough so the method plan fits its terms.
From estimate to written quote
The next step costs nothing. A free walkthrough measures your carpet, notes lanes, spots and furniture, and asks when each space is empty. Afterward you get a written quote that matches every area to a method and a schedule, so you can adjust before anything is booked.
We carry insurance, a bond and workers’ compensation coverage, and each client gets a certificate of insurance to prove it. Crews are background-checked, and supervisors inspect the finished work. Request your walkthrough and replace the estimate with a quote you can plan around.
A few useful answers
Common questions.
Is the calculator's result a price?
No. It is an estimated range for one visit, built from the method and the square feet you entered. Your exact price comes after a free walkthrough of your carpet, in a written quote that covers each area.
Why does a small room show the same estimate as a larger one?
A minimum job charge applies to every visit, because setup, protection and travel take the same effort whether the crew cleans one room or several. Grouping small carpeted areas into one visit gets more cleaning from that minimum.
Can I estimate bonnet cleaning, spot removal or mat cleaning here?
The calculator covers hot-water extraction and low-moisture encapsulation. Bonnet cleaning, spot and stain removal, odor treatment, carpet protector and entrance mat cleaning are priced at the walkthrough, where we can see the spots, odors and mats involved.
Does the estimate change if I book cleaning on a schedule?
The calculator prices a single visit. A recurring schedule is quoted as a maintenance program, with each zone on its own rhythm, and the walkthrough is where that schedule is set.
What should I count as carpeted square feet?
Count every area with broadloom or carpet tile that you want cleaned, including corridors, offices, classrooms and lobbies. Leave out hard floors and rooms you are not booking. Entrance mats are quoted separately at the walkthrough.
